I contacted several home construction contractors in my area and got an estimate as to what they may charge for the construction of a 3 bedroom, 2 ½ bath 1,158 Sq. Ft. ranch style home. Some of the numbers were very different as some contractors stated that there is so many factors going into a square foot estimate that it is hard to come up with a number without actually knowing the factors. Three of the contractors I contacted stated the price per square foot would be around $56 -$58. On the high end one of the home builders quoted $150 per square foot. He said that all of his stuff was custom and that’s why the price was higher. Therefore the quote I am going to go with will be right in the middle of the first three at $57.
The home I currently own is a 3 bedroom, 2 ½ bath with kitchen, living room, and family room. The square footage comes in at 1,158 Sq. Ft. The lot the house sits on is 5,000 Sq. Ft. and the home was built in 1910. Although the house was built in 1910 the exterior and the interior have been completely remodeled and central heating and cooling was installed, which in Central California is a big deal. The remodeling of the house drives the price up quite a bit. It has and old time feel with modern attributes all throughout the interior and exterior. The landscaping has all been redone on the property as well. Saud, flower beds, bushes and trees have been added to add to the curb appeal. Adding to these modern qualities is location. The location of the house could not be better. It only has a single neighbor on one side of the property. The other sides of the property is surrounded by a large city park. Also there are several schools within walking distance of the house. It is not located close to major roads or intersections. The rest of the neighborhood is in very good condition and has a modern rustic feel about it. It is located within walking distance of historic downtown which has many shops and restaurants to frequent. These factors greatly improve the overall price of the house.
