Gentrification and Its Positive Effects
Gentrification refers to the influx of wealthier individuals in an existing urban, making it prime in term of urban development. Through gentrification, there is a significant rise in house leasing and property value. Changes in culture and character are also evident based on the diverse population that gentrification attracts (Takruri). The definition of gentrification is, however, challenged by critics who view it as a displacement of the low-class member of the society by rich investors. Through a proper evaluation, it is evident that there is a lot of hate associated with the influx development (Takruri). The significant faults are evident through the economic fault lines and racism. A change in neighborhoods is also evident where the initial occupants are forced to move out based on the skyrocketing rents and significant economic difference. Racism is evident in the situations where newcomers who are in most instants White people are integrated into a neighborhood and eventually displace the initial residence who are in many instances from different races (Takruri). Gentrification is characterized by the diverse changes that take place in the communities in which the development is being witnessed. A factor such as demographic is significant in the characterization of gentrification as evaluated. This is where there is an increase in the medium income, a decline in racial minorities, and a decrease in household size driven by occupy of single individuals. A change in the real estate market also drives gentrification; this is where there are increase in house rents and housing prices. This often results to increase in the number of evictions following the hike in property prices. Significant decline in industrial land use is also used to characterize the idea of gentrification based on increased land use for other practices such multimedia use and office space. In conclusion, it is evident that there exists a controversial feeling towards the idea of gentrification. This is despite the positive impacts that gentrification may have on a community.
